PropPro: Property Management

PropPro is the property management module, offering flexibility, feature-rich functionality and ease of use.

  • Two administrative levels – the uncomplicated data capture level with extensive online help, and the management reporting level with sophisticated tools for complex reporting and analysis.
  • Facilities to capture adjustments, ad-hoc and recurring charges / recoveries against tenants
  • Facility to load an electronic data file from meter readers for electronic generation of utility charges/recoveries, or manual load of monthly meter readings and auto calculation of charge
  • Debt collection functionality as per the CPA
  • Generation of tenant debit order file for upload to banks / and electronic load of Netcash / Standard Bank debit order rejections
  • Monthly close-off routine including generation of tenant invoices, building rent rolls, building disbursement statements etc.

FinPro: Financial Management

FinPro enables the property manager to manage the financials of the management company, as well as the individual properties’ books. Core functionality offered within FinPro includes:

  • Fully integrated financial suite including general ledger, procurement/creditors, electronic (auto-reconciling) cashbook, third party debtors and assets register
  • Special journals include 13th period, month-end adjusting entries, recurring journals and auto-reversible journals
  • Electronic interfaces to banks for creditor payments, building disbursements and bank statement downloads
  • Budgeting / Forecasting functionality per building
  • Inter-company loan functionality
  • VAT analysis and calculation with generation of VAT reports
  • Financial report writer including budgeting reports, income statement and balance sheet

Web Portal

The secure web portal can be embedded in the property owner’s website, with password access granted to tenants or property owners to view their documents, such as tenant statements, owner disbursement statements, rent rolls and financial reports. The system includes a payment portal and provides clients with secure 24/7 access to accounting information on creditor and debtor level without needing to contact the managing agent, adding value to our clients’ websites and reducing admin costs.

Trust creditors (body corporate or landlord) are able to view debtor statement history and submit queries by email to the Nicor client as well as viewing and downloading the following documents in PDF format:

  • Disbursement statements for completed periods
  • Levy / rent roll statements for completed periods
  • Draft levy / rent roll statements for uncompleted periods
  • Debtor account lists
  • Debtor statements
  • Stored documents as determined by the Nicor client

Debtors (body corporate owner / tenant) are able to view debtor statement history and submit queries and detailed updates by email to the Nicor client. They can also view and download the following documents in PDF format:

Additional Reporting Functionality

NuVu forms is a system-wide report formatting tool for customising existing or future standard reports to fit a corporate CI. This customisation can be done for you or you can buy a NuVu designer licence. NuVu QueryTool can be purchased separately.

  • Perform ad hoc data interrogations and extracts on data, and view or export the results
  • Create custom reports from any data in the database
  • The dashboard facility allows for real-time report detail or statistics, including external feeds, to remain resident on the desktop

Viewing Groups are logical groupings of buildings that can be used for reporting purposes across both PropPro and FinPro. Some viewing groups are automatically maintained by the system, but users can also create any number of additional viewing groups based on any criteria.
